PKF hotelexperts hosted the annual Tourism Investment forum at the Hotel Meliá Milano in Italy

2017 looks like an interesting year for the Italian hotel market

The fourth edition of Tourism Investment was held on 4 April 2017 in Milan. The annual event addresses the tourism real estate industry.

For the first time, the event moved to Milan, to the beautiful location of the Hotel Meliá Milano. The change of location and date, from September to April, was made to take advantage of and create synergies with other fairs in the city: Salone del Mobile (furniture) and BIT (tourism).

The change turned out to be very successful, as Tourism Investment, with five conference panels, attracted 400 national and international visitors, 20 exhibitors and 20 panelists, who gathered to discuss the changes and new trends in the Italian hotel market.

The discussions highlighted the increasing interest of international investors in Italy. “The truth is that the sector, thanks to the efforts of many of us, is moving and improving: we must abandon the self-defeating approach many of us have”, said Alessandra Priante of MIBACT.

Stefano Mantella, Director of Agenzia del Demanio, also affirmed the strong focus on Italy and on the difficulties that the sector must face up to, however, he said that “often the investor requires a significant discount on the purchase price and we cannot sell off important assets”.

Aldo Mazzocco, Head of CDP Investments SGR, stated: “CDP manages a € 3.8 billion portfolio of investments in real estate, with a special attention to the tourism sector. The portfolio’s aim is to boost the growth of national and international hotel chains in Italy, based on a separation of ownership and management”.

The conference also discussed the importance of the shared economy and the need for regulation of this new phenomenon in hospitality, and covered the many other ways to generate profitability for hoteliers, as stated by Palmiro Noschese, Managing Director in Italy of Meliá Hotels International: “65% of the hotel business is derived from the rooms, while the rest of the revenue is related to other activities that are necessary to diversify the offer of hotels”. The crucial role of the banks in supporting the new hotel projects of the individual developers and hotel chains was also commented upon.

Due to the evolving changes in the tourism sector, we need new instruments, a new culture and a strong education that allows us to quickly adapt to the market and enhance the new opportunities.

The event continued the following day with a stop at the Fuori Salone, with the objective of discussing serviced apartments during the event “Heart's serviced apartments”. The event was organised by the architect Simone Micheli in cooperation with PKF hotelexperts. The inaugural conference included four important experts of property management: Stefano Bettanin - Rentopolis, Vincenzo Cella - Halldis, Piergiorgio Mangialardi - Allegro Hotel & Condo and Lord of Verona and his representative Mr. Icaro Olivieri.
